Building-regs sign-off
WP-01 Soakaway, guttering connections and drainage run WP-04 Compliance sign-off (unblocked once pantry wiring from phase 2 is in)
New soakaway serving the garage roof and part of the extension roof, with drainage run back to the house. Building control has approved either a shallow-and-broad or a deep design.
Percolation test completed — ground confirmed suitable.Position marked out, over 5 m from the house.
Excavate and construct soakaway.Advise whether you'd dig by hand or bring in a mini digger — price both if practical.
Connect garage guttering and one side of the extension roof to the new soakaway.The other side of the extension roof can't route this way — an existing drainage pipe runs perpendicular to it. Proposed: join that side to the existing guttering. Views welcome.
Run new drainage from the soakaway connection back to the house.
Position two food-grade IBC tanks down the side of the house for rainwater storage (garden use only).Tanks supplied by us; siting and downpipe connection as part of this package.

Exterior Finishing
Slip type TBC
Front face of the extension to be boarded, finished and made watertight, then faced with brick slips for a complete external finish.
Board up and finish the extension front face, fully watertight.
Supply and fit brick slips to the prepared face.Slip type not yet chosen — happy to hear recommendations with the quote.
WP-03
Plumbing
Part complete
Connect gas supply to the new hob.Part of the pipework is already run; the remainder needs completing and connecting. Gas Safe registered required.
Connect non-softened water supply to the outside taps.
Fit a new outside tap to the back of the house.
Complete drainage connection.
Connect the underfloor heating manifold and commission the system.
WP-04
Electrics
Awaiting pantry wiring
Our existing electrician will carry out the building-regs sign-off of the extension. He needs the pantry wiring installed first and is happy for the remaining wiring to be done by others.
Install pantry wiring.Prerequisite for compliance sign-off.
Fit two outdoor lights.Sensor-operated or switched — to be confirmed by us.
WP-05
Log Burner
Quote needed
Supply is by us; we're looking for fitting and installation, including flue work as required.
Quote to fit and install a DEFRA-approved log burner.
Install hearth once size and design are confirmed.Burner and hearth purchased by us — dimensions to follow with the order.
